Santa Rosa Beach public adjuster for Hurricane Isaias claims
Santa Rosa Beach is the 30A corridor: Grayton Beach, WaterColor, Seaside, Blue Mountain Beach, and Dune Allen, strung along one road between the Gulf and the dune lakes. The homes here are custom built, the finishes are not standard, and a large share of them earn premium rental income. Hurricane Isaias crossed this corridor east of its landfall point, inside the same wind field that hit Destin. Policyholder Advocacy Group represents Santa Rosa Beach property owners only, never the carrier. The carrier's adjuster represents the carrier. A public adjuster represents you.

Isaias made landfall near Destin with 105 mph sustained winds, and the 30A corridor stood in the same eyewall wind field
Nearly 8,500 Isaias claims statewide have already closed without a payment, against just over 3,500 closed with one
About 43,000 Florida claims were still open in the weeks after the storm
Custom homes get priced like tract homes, and the gap is the claim
A 30A home is rarely a standard build. Metal roofs, deep porches, outdoor kitchens, custom millwork, plaster and specialty finishes, and window walls built for the view are the corridor's normal stock. Carrier estimating software prices the world in standard grades. When a scope prices your custom home off a standard grade list, every line lands light at once: the roof material, the trim, the finishes, the labor a coastal custom repair actually takes.
We document what is actually in the house. Materials get photographed, measured, and named in the estimate as the materials they are. The claim then argues from your building, not from a price list written for a subdivision in another state. That is the core fight on high value homes, and it starts at the inspection, not at the negotiation table.
Metal roofs and porch systems take a particular kind of wind damage
The corridor's architecture leans on standing seam metal roofs and broad covered porches. Wind works on these systems at their edges: lifted seams, loosened panels, flashing pulled at every roof to wall joint, and porch ceilings and screens that take pressure from below. A metal roof can shed its watertight seal across a whole slope while shedding almost no visible material. Owners get told the roof survived because it is all still up there.
Survived is not the same as sealed. Our hurricane and wind damage inspections check the system, not the silhouette: seams, fasteners, joints, and the water evidence in the rooms below. Our roof leak damage page covers how that proof gets assembled when the first sign is a stain over the great room.
Premium rentals lose premium weeks
A Santa Rosa Beach rental week in season can carry a rate most Florida homes never see. When storm damage closes a home for repairs, the lost income is not an average number, and it should never get priced as one. The policy's rental income coverage pays on your records: your booked rates, your occupancy pattern, your cancellations.
Keep the records that carry the income claim:
- Booking reports for the weeks after October 9, with cancellations marked
- The same weeks from last year, at the rates they actually booked
- Refund records and guest messages about cancelled stays
- Management statements showing rates, fees, and occupancy
- The repair schedule that sets when the home can rent again
Our business interruption page covers the documentation standard for time element claims. Gather these while the manager's system still holds them in one place.
Second home owners find damage on the second visit
Many corridor owners live in Atlanta, Nashville, Dallas, or Birmingham and learned about their damage by phone. The first report came from a manager or a neighbor. The carrier's adjuster visited a house nobody was watching, wrote a scope nobody reviewed, and closed the file before the owner ever stood in the driveway.
If that is your position, the remedy is a record of your own: an inspection with dated photos and measurements, an estimate priced from your materials, and a claim presented on that record. Damage found months later still belongs to the storm when the entry points tie it there. The deadlines below give you room. The evidence window is the part that closes early.
Dune lakes, low lots, and rain that came through the walls
The corridor's dune lakes and low lots shape its water story. Isaias pushed rain sideways for hours, and homes near Western Lake and the low ground along 30A took water through window and door systems that face the weather. Carriers reach for flood language on these files. Standing water outside a home does not make the water inside a flood claim when the entry point is a storm opened wall or roof system.
We trace the water to where it entered and document the opening. Our water damage page explains how that classification is proven. Photograph water lines, damaged finishes, and every entry point before repairs begin.
Associations inside the corridor: WaterColor, Seaside, and Gulf Place
Parts of the corridor run as planned communities with their own associations, architectural rules, and shared structures. A storm claim in WaterColor or Seaside can involve the homeowner, a community association that owns shared elements, and design rules that control what a repair must look like when it is done. Those rules raise the cost of a correct repair, and they are part of the claim record, not a surprise to raise at the end.
Gulf Place and the older pockets around Blue Mountain Beach run simpler: individual homes, small commercial corners, and rental cottages with no association layer at all. Either way, the principle holds. Whoever owns the damaged element carries the claim for it, and the file should map ownership before the first scope gets priced, so nothing falls between a homeowner and an association that each assume the other is paying.
Already filed? The answers Santa Rosa Beach owners are hearing
- The carrier priced custom work at standard grades
- The metal roof shows no missing material, so no damage was found
- The rental income claim lacks documentation
- The damage came in below your deductible
- The claim closed with no payment at all
Each answer rests on the carrier's scope and the carrier's price list. We inspect the property ourselves and present the difference with evidence, priced from the building that actually stands on your lot.
Your Isaias deadlines, in plain dates
- Report your loss by October 9, 2027
- Reopen or supplement your claim by April 9, 2028
- The outside date PAG tracks for suit is October 9, 2031
A claim that closed without payment is not always a finished claim. Documented damage found inside these dates can reopen or supplement a closed file. Owners west along the corridor can read our Miramar Beach and Destin pages, and owners east can read our Panama City Beach Isaias claims page.
Why Santa Rosa Beach owners call us
Policyholder Advocacy Group has represented Florida policyholders since 2012. Nathan Sheppard has worked insurance claims for 17 years. We inspect, document, build the estimate, present the claim, and handle the carrier's questions through the process. One point of contact, a claim file priced from your property, and plain answers while the work proceeds.
On cost: For residential claims, Florida caps the fee at 10% during the first year after a state of emergency declaration. And 10% of nothing is nothing. Commercial claims are not under that cap. Our fee is a percentage of what we recover for you. If we recover nothing, you pay nothing.
